A homeowner in an historic area of Columbia that qualifies by-right for ADU (Accessory Dwelling Unit) construction approached Monarch looking to add a detached garage. The schematic design includes a strategy for potentially finishing out the attic into a studio apartment at a later date. Many times constructing an ADU may be of interest down the road, but a client might not have the immediate need or funding to warrant ADU construction in a first phase. Designing the first phase of construction to prepare for an ADU (stick framed roof, space for stairs, rough in of sewer through the foundation wall) can significantly help reduce costs if / when the ADU is finished with modest increase in cost during the first phase.
